Episode 2 : Homes You Can Afford Near Great Amenities Elmwood, West  Edmonton

THE IDEA: I was racking my brain for affordable areas to recommend to my clients that could still offer great amenities like public transit, walk-ability to schools & amenities, as well as trendy hangouts, or natural areas to be active outside, but at a lower price point than the more mainstream, everyone asks for type areas.  And that's how this blog segment came to be! 

Since I live in the west end, and can attest to all the qualities I will mention, I've decided to start  here.  Here goes!

NEIGHBORHOOD:  Elmwood is a west Edmonton neighborhood, wherethe average home currently sells for about $354,000. The lots are reasonably large (50X120-30 f t lots are quite common)  While the majority of homes are small bungalows with room for some sweat equity, you will also find a number of  top to bottom renovation projects (These sell around $400,000)  and most recently, a couple of skinny homes!

COMMUNITY: Currently about 48% of the residents in Elmwood are under 40, and according to City of Edmonton data, there are over 200 kiddos under the age of 9 living here. So, what's super amazing about this community in particular is that Elmwood Community League is  always working extremely hard to ensure ample opportunities  for the kids and families in the community to get to know each other! Elmwood Play Ground & Spray Park

AMENITIES: There are three schools in the  center of  the neighborhood ( Elmwood, H.E Beraiult, and Hillcrest) which means walk-able for all residents!  Living in Elmwood you are also walk-able to some great amenities at Meadowlark Shopping Center, and West Edmonton Mall, and if you happen to work at the hospital, then this is definitely the neighborhood for you!  If you wanna hop in the car, within a ten minute drive, the possibilities are endless; find:  the University, Southgate, DowntownTerra Losa Shopping Centre, Laurier Dog park, just 5 minutes to Anthony Henday Drive, and only a few blocks from Whitemud Drive

TRANSIT:  If you use public transit regualry, then Elmwood is certainly a neighborhood you should consider. There are a number of stops within the neighborhood, and with only a short walk to West Edmonton Mall transit Center, it's super convenient to get around the city from here.  If youre looking to make a long term investment,  you may realize the value of having the Valleyline West  LRT  line just outside your door.  The city is currently in the planning phase, but this neighborhood will certainly become more valueable and popular once it arrives! GET OUTSIDE: My favorite part of this location is it's proximity to the River Valley Trail Systems. In just a short jog or bike, find yourself in Patricial Ravine, Laurier Park, enroute to Whitemud Park, Snow Valley, or Fort Edmonton Park to name a few!
