New Condo Developer Regulations And Get To Know Me


Did you hear the news that Alberta has finally updated their legislation for new condo developers/builders? This is really good news, as I have personally witnessed too many people who have chosen to purchase a brand-new condo over an older one, largely because the developer was advertising superficially low condo fees.  I've also had clients purchase from a builder and wait well beyond their scheduled occupancy date to finally get their new home. That wreaks havoc on a person's nerves and the delay can cause issues with the the mortgage approval. I am very glad to see the Province taking steps to protect new homeowners in this way.  So far this legislation is only for condos, not single family homes. Read more about it on CTV Edmonton's site.

I am often surprised to discover that many of my clients aren't aware that Mortgage Brokers (not mortgage specialists who are bank employees), REALTORS, Appraisers, Property Inspectors and Condo Management Companies are all regulated by one governing body in Alberta. If you are ever looking for information regarding any of these regulated parties, I recommend you check out the Real Estate Council of Alberta (RECA) website. You'll find a lot of great resources there.

Being a bit shy, yet a person who works with the public every day can be challenging.  Right now, my shyness has kicked in, but I really want to share with you that Edward and I have recently wed.  I know this is super-personal information for a business newsletter, but, we are really excited about this new chapter in our lives and wanted to share it with you!  This also may help you if you are Googling 'Cynthia Wickens' and find someone named Cynthia R. Cherie instead.  That's me! 

One more thing that may already be old news to some of you, but I've been holding out on officially spilling the beans until now:  I am now licensed as both a Mortgage Broker and Realtor. I feel that I have been able to help some of my clients more by having the ability to do both jobs, as needed. That being said, I believe very strongly in maintaining good relationships with the many Realtors who have trusted me with their referrals and have given me the opportunity to work with many of the clients I have. I do not and will not steal clients from other agents, so if you have a good relationship with your Realtor, please don't feel like there is any conflict of interest working with me for your mortgage.  If you want one service, but not the other; I am happy to assist in the capacity you feel is the best fit for you. If you're not sure, just ask!
